Extensions
Single and two storey, from the drawings through to the decorator leaving. We take about fourteen of these a year and we do not run two at once with the same crew.
What it usually costs
A single-storey rear extension of about three hundred and twenty square feet runs between a hundred and forty and two hundred thousand dollars, finished. That is a wide range because the ground, the drains and what you want inside it move the number more than the size does.
We will narrow it to within about eight per cent at the site visit, free, before you have paid anybody anything.
How long
Twelve to eighteen weeks on site for a single storey, eighteen to twenty-six for two. Add four to eight weeks before that for drawings, structural calculations and permits, which we can manage for you or work alongside.
What goes wrong, honestly
Ground conditions. Roughly one in five digs finds something nobody expected, and it is the single biggest reason an extension goes over. We price a contingency for it openly rather than pretending it will not happen.
The other one is decisions. A kitchen chosen in week two costs nothing; the same kitchen chosen in week ten costs three weeks.
